End of Third Quarter Update

Dear Neighbors,

This was a very busy third quarter, 2025.  Going from a third party managed to a self managed community has been (and still is) a very big task.  The issues that we saw from the previous management company have now been corrected and we are now a much more efficiently run organization. We were already enjoying one of the lowest fees in our area (just ask someone who lives in one of them) and in this time of rising costs, our fees are going down starting with the 2026 assessment cycle.

In other good news, the HdG Public Works commended us for turning the previously neglected storm water ponds (SWP) around and are taking pictures of them to use as an example of well managed SWP in their report to the state. They told us it was "night and day different, anyone can see the hard work that has gone into bringing them back into compliance". This was an unscheduled inspection that resulted from the city receiving a complaint from a homeowner about how we were maintaining our stormwater ponds. 

As many of you will have seen, the entrance signs have been lowered by about a foot. While we installed them originally based on the instructions we received in our permit from the city, a few homeowners complained about site lines at the intersections. We scheduled a site visit from the director of public works to come and work out the best way to adjust the signs based on the feedback we'd received.  Many of us have reported that the signs actually look better on the shorter posts, so it was a win/win.

Don't forget to check out our new website at Bayviewestateshdg.com. While it isn't finished yet, it is the best place to find resources like the 2026 budget and the monthly operating reports, pay your assessments, and get news from the community. Keep an eye out for updates on our upcoming community events like the Halloween children's party on 26 October and our Bayview Community Christmas tree lighting on 28 November.  In addition to the new website site, we are now on Facebook, where updates will also be posted.  Between update emails like this one, the website, and Facebook, all our homeowners will have no trouble keeping abreast of all the news in our community. Everyone is also invited to come to our open floor meetings where we will answer questions from our homeowners, these are the first half of our monthly Community Board meetings.  The second half is on a subsequent day and is where we cover our business agenda.  Homeowners may observe these meetings as well if the board is not in executive session.

Finally, some of us have not yet paid their balance for 2025.  All payments must be received by 5 pm on Tuesday 30 September.  Those who have not paid by that deadline will be subject to collections, late fees, and losing "good standing" privileges in the community. We have three ways you can pay your assessment, by mailing a check to our new PO Box (see below for the address), using the payment section of our website, or via Zelle. Please call or email if you have any questions or would like an illustration of your account balance.

The fourth quarter of this year will see many of our plans come to fruition.  The renovation of the Bayview Community Park will go into the implementation phase, our community events for Halloween and Christmas will occur, and we will be ready for another great year in 2026.
